Common questions
What's included in a house and land package?
Each package combines a section with a new home designed for that site. Inclusions vary by package and may cover siteworks, construction, fittings, finishes and services. Each package's sales sheet and your proposal set out what's included, excluded or covered by an allowance before you commit.
Can I change the floor plan?
Yes. You can change the layout and choose your finishes to suit you. Changes are subject to site conditions, design requirements and approvals, and may affect the advertised price and timeframe. We'll agree any price change with you before going ahead.
Is the price fixed?
The build is under a fixed-price Master Builders Agreement based on agreed plans, specifications and scope. Any exclusions, allowances and later variations are clearly identified and explained. The section is bought under its own sale and purchase agreement, with the terms confirmed before you commit.
Do I pay for the section and the build separately?
Yes. Each package has two agreements: a sale and purchase agreement for the section, and a Master Builders Agreement for the build. The package price shown is the two combined, including GST, and each sales sheet shows the land and build prices separately. Your bank or mortgage adviser can explain how lending works for a section purchase and a build.
How long does it take?
It depends on the home design, how ready the section is, approvals and the construction programme. Once you've chosen a package, we'll walk you through the design, consent and construction stages and give you an indicative timeline.
Is this suitable for first-home buyers?
Yes. We'll explain the building process, help you understand what's included in the package and give you the information your bank or mortgage adviser needs. Finance eligibility and lending are decided by your lender.

Clint James and Eoin Fitzpatrick, the Directors of MH Builders, supported by our trusted local designers, tradespeople and suppliers.
